So what does happiness affect.Does it increase the tendency for the affected housing to be upgraded?Does it make empty housing plots develop faster?Will there be a help menu for TheoTown soon?Also do bus and bus deports do anything?Also some ppl say building town hall enables $$ and $$$ house buildings but i think such prerequisites do not exist.Or education.Such stuff just boost happiness but dont have any hidden mechanics right?So what does happiness do?

If peoples are unhappe at a place (because of pollution, noise, etc.), no other people will built a house there (and perhaps the people will leave the house).
